What Sets the Cost of Your Roof

Two houses with the same roof size can get very different prices. It depends on what comes off, what goes on and what turns up underneath. The written estimate shows each of those as its own line.

Estimates are free, written and itemized, and we only write them after getting on the roof. If anything changes once the job starts, we show it to you and price it before going on.

How big and how steep
Square footage decides how much material we buy. A steeper roof calls for roof jacks and harnesses and takes more crew hours per square.
What the roof is made of
Asphalt shingle, concrete or clay tile and low-slope membranes all differ in material and labor cost. On some tile roofs the existing tiles can go back on once the underlayment under them is replaced.
State of the decking
Plywood or skip sheathing weakened by years of slow leaks must be replaced before the new roof goes on. Often we can't see it until tear-off, so your estimate spells out how any new decking is priced.
Old layers coming off
Plenty of older houses have a second roof of shingles laid over the first. Every added layer means more tear-off time and more weight to haul away.
Flashing and roof openings
Chimneys, skylights, valleys and spots where the roof meets a wall each get new flashing fitted by hand. The more openings a roof has, the more detail work it takes.
Permit and energy rules
A reroof usually needs a building permit and inspection, and California's energy code may call for a cool-rated roofing product on certain jobs. We handle the permit and put the fee in the estimate.

Roofing Services for Your Home

Roof repair, roof leak repair and full roof replacement make up most of our calls, and we also do tile roofing, asphalt shingle roofing, flat roofing, gutters and repairs after wind or hail. Nearly every job begins with a roof inspection, since a ceiling stain seldom lines up with the cracked tile or failed flashing that let water in. CertainTeed SureStart PLUS 3-Star manufacturer coverage is available on qualifying replacements, and we go over what it covers before you sign. For small buildings with low-slope roofs, we handle commercial roofing too.

How a Roof Job Runs With Us

Here is the order things happen, from your first call to the final sweep of the yard.

  1. 1

    The phone call

Tell us what you're seeing and we set an inspection time with an arrival window that works for you.

  2. 2

    Free inspection with photos

We check the field of the roof, flashing, valleys, vents and attic side where we can reach it, then walk you through the photos.

  3. 3

    Written estimate and schedule

You get a line-item estimate and, once you approve it, a start date based on material lead time and the forecast. If you're filing an insurance claim, we work directly with your claim and explain each step.

  4. 4

    Work days

We cover landscaping, protect the driveway and keep the roof dried in at the end of each day. You get a quick update every afternoon on what got done and what's next.

  5. 5

    Cleanup and final walk

We magnet-sweep for nails, haul debris away and walk the finished roof with you after the permit inspection.

About Artesia Roofing Pros

We're a roofing company working in Artesia and the cities around it. Much of the housing here went up in the postwar decades, so we see a lot of tile over tired felt, composition roofs on their second or third layer and low-slope patio covers tied into the main roof. Those details shape how we inspect and how long a job really takes.

We'd rather give you a later date we can keep than an early one we'll miss. Free written estimates, financing through Service Finance Company subject to credit approval, and help with your insurance claim are all part of how we work.

Why Artesia Homeowners Schedule Their Roofs With Us

A roof job changes how your week goes: where the cars park, the noise, a trailer in the driveway. We plan around that.

  1. 01

Dates based on actual material timing

Tile, underlayment and special flashing aren't always in stock at the supplier. We confirm what's available before naming a start date, so the date matches what we can really deliver.

  2. 02

A set window for each visit

Every inspection, estimate and work day has an arrival window. When an earlier job runs over, you get a call before your window starts, not once it's over.

  3. 03

A call when weather changes things

We don't lay underlayment on wet decking or start a tear-off with rain coming. If conditions move a work day, we tell you why and give you the new date.

  4. 04

    You see what we see

Cracked tiles, lifted shingles, rusty valley metal or soft decking all show up in the photos we share. So the choice between repair and replacement makes sense to you as well as to us.

  5. 05

    English or Spanish, your choice

Se Habla Español. Roof walk-throughs, estimates and daily updates can be done in whichever language your family prefers.

What Artesia Homeowners Ask Before Booking

Something not covered here? (562) 568-5069

How many days does a new roof take?

On an ordinary one-story house with asphalt shingles, plan on a few work days after the old roof starts coming off. Tile and roofs with bad decking run longer. The estimate gives you the expected day count, and if it moves, we call you right away.

Should I repair my roof or replace it?

That comes down to what the inspection turns up. A handful of cracked tiles or one worn pipe boot is a repair. Once the underlayment is breaking down over most of the roof or the decking is soft in several spots, patches won't hold, and a new roof is the better choice. You see the photos, and when both paths are honest options, we price both.

What if rain shows up while my roof is being worked on?

We check the forecast before any tear-off and never strip more roof than we can cover with underlayment that day. If rain comes in, we tarp, lock down the site and call you with the revised schedule. Damp decking needs to dry before underlayment goes on, and we don't cut that short.

Can you help with my insurance claim?

Yes. We work directly with your insurance claim, record the damage in photos and measurements and can be there when the adjuster visits. Coverage is the adjuster's call, but the damage on your roof will be clearly documented.

Is there a warranty on a new roof?

CertainTeed SureStart PLUS 3-Star manufacturer coverage is available on qualifying roofs. Whether yours qualifies depends on the products and parts installed, and we walk through that with you at the estimate.

Can I finance my roof?

Yes, through Service Finance Company, subject to credit approval. We'll go over the details when we review your estimate together.

Is there someone who speaks Spanish?

Yes. Se Habla Español. Phone calls, inspections and estimates can all be done in English or Spanish.
