Roof Replacement in Artesia With a Start Date and Daily Updates
When the whole roof is worn out, patching it again only buys a few months. We tear off to the deck, fix what is underneath and build a new roof. You know the start date, the morning arrival window and what changes if the weather does.
When a new roof is the right call
Roof replacement means removing every existing layer down to the sheathing, repairing the deck, then installing new underlayment, flashing, ventilation and roofing. It is the right call when wear covers the whole field of the roof, not one spot. If the problem is limited to a single slope or a failed pipe boot, our Roof Repair page is a better place to start, and we will tell you that at the inspection.
Many houses around Artesia were built in the postwar decades. Some still carry a second layer of shingles over the first, and some have the original felt drying out under concrete tile. Those details change how long the job takes, so we find them before we give you dates.
Most single-story replacements take a few working days. Your written estimate states the expected number of days, and each morning you get an arrival window. If rain or a late material delivery moves the plan, we call you the day before, not the morning of.

Everything a full replacement covers
- 01
Stripping to the deck
Every shingle layer comes off, or the tile is lifted, along with the old underlayment and nails. Only bare sheathing reveals rot, delamination or old patches tucked underneath.
- 02
Deck repair
We cut out soft or delaminated plywood and put in new. Older homes with spaced board decking may need a plywood layer on top so shingles have solid nailing. Anything we find is photographed and explained before extra work begins.
- 03
Underlayment and membrane
The whole deck gets synthetic underlayment, plus self-adhered membrane in valleys and around penetrations where water gathers. On tile roofs, we use underlayment rated to match the long life of the tile over it.
- 04
All-new flashing
We replace drip edge, wall step flashing, pipe jacks and counterflashing instead of reusing them. New shingles set against old, bent metal usually fail at those joints, so the metal is renewed with the rest of the roof.
- 05
Balanced ventilation
Cool air should enter low at the soffit vents and hot air should exit high near the peak, through a ridge vent or roof vents. We size intake and exhaust to match. A hot, still attic cooks shingles from underneath and cuts their life short.
- 06
Permit, inspection and cleanup
We obtain the permit, book the city inspection and go over the yard and driveway with a magnetic sweeper every evening.
Questions about Roof Replacement?

Granules collecting in the gutters
As asphalt ages in the sun, shingles lose their mineral granules. Dark, bare areas on several slopes mean the mat below is no longer shielded.
Shingles curling or cracking
Cupped edges and split tabs show the shingle has dried out. Wind can then lift them and push rain beneath.
Crumbling underlayment beneath tile
Concrete tile frequently outlives the felt under it. Once the felt breaks down, any water getting past the tile hits the deck, and resetting tile won't solve it.
Soft areas or a dipping roofline
A deck that gives when walked on or a ridge that sags suggests moisture has been in the sheathing or rafters for a long time.
Leaks in several rooms
A single leak calls for a repair. New stains in different rooms every winter usually mean the whole roof system is giving out.
Your roof replacement, step by step
- 1
Free inspection and written estimate
We go over the roof, look in the attic for daylight and water stains, and take photos. The line-item estimate shows materials, deck repair allowances and how many working days we expect.
- 2
Permit and materials
Once the permit is filed and materials are ordered, we lock in your start date. If a supplier delays a delivery, we tell you ourselves and give you the new date.
- 3
Tear-off day
The crew shows up within the window we set. We cover plants, protect the driveway and remove the roof one section at a time, laying underlayment over each before leaving for the night.
- 4
Installation
Underlayment, flashing, roofing and ventilation are installed in sequence. Each evening we let you know what got done and what comes next.
- 5
Inspection and walk-through
When the city inspection is done, we walk the new roof with you, go over the photos and give the yard one last magnetic sweep.
What drives the cost of a roof replacement
We price your roof from real measurements and what the inspection turns up, never from a flat per-house figure. The free written estimate splits the cost into line items so each dollar is accounted for. Financing is available through Service Finance Company, subject to credit approval.
- Size and pitch
- Roofers measure area in squares of 100 square feet, and that total decides how much shingle, underlayment and labor go into the job. A steep pitch means roof jacks, harnesses and slower footing, so the crew needs more time for the same area.
- Old layers and the deck
- A second layer of shingles adds removal and disposal time. Rotted decking or spaced boards add sheathing work that can only be seen after tear-off.
- Roofing material
- Asphalt shingles, concrete tile and low-slope systems vary in price, weight and install time. Each one is covered on our Tile Roofing, Asphalt Shingle Roofing and Flat Roofing pages.
- Code requirements and site access
- On some reroofs, California energy rules call for a cool-rated surface, and extra ventilation or new flashing adds to the scope. Narrow side yards or little room for a dumpster can lengthen handling time.
Common questions about a new roof
How many days will the replacement take?
Most single-story shingle roofs take a few working days, while tile and two-layer tear-offs run longer. The estimate lists the expected day count. If it shifts, we call to explain why and what the new plan is.
Can new shingles go on top of the old ones?
We strip to the deck instead. Laying over old roofing hides deck damage, leaves old nails behind, adds weight and prevents proper flashing replacement. Tearing off fully is how we can confirm the deck is solid.
Does someone need to be home during the work?
No, go about your day. The crew mostly needs side-yard gates left unlocked and an outside outlet to plug into. Tear-off vibrates the framing, so take framed pictures off walls under the roofline. We call each evening with a progress update.
What if it rains partway through?
Our rain mostly falls from late fall through early spring, so we track the forecast closely then. Each morning the crew removes only what it can cover with underlayment by the end of the day, so your home is never bare overnight. When rain is coming, we reschedule and call you the day before.
Will insurance pay for my new roof?
Policies usually cover sudden damage rather than normal wear. We work directly with your insurance claim, photographing the damage and meeting the adjuster, but coverage is the adjuster's decision.
