Roof Leak Repair in Artesia That Starts at the Entry Point
Water rarely comes through the ceiling right under the hole. We follow it back along the rafters, decking and underlayment to where it actually gets in, then fix that spot. You get an arrival window before we come out and a call if anything changes.
Find the leak first, then fix it once
A ceiling stain shows where water landed, not where it entered. Water that slips past a cracked pipe boot or a lifted shingle can run several feet across the top of the decking or along a rafter before it drips. Patching the stained area, or smearing roof cement on the nearest seam, is why so many leaks return with the next storm.
Our roof leak repair starts in the attic when there is access, then moves to the roof surface directly above the water trail. We check the flashing, fasteners and underlayment in that path, photograph what we find and explain why it failed. On older homes around Artesia, most leaks trace back to a short list of parts: plumbing vent boots, chimney and sidewall flashing, valleys, and tile underlayment that has dried out and split.
If the leak is one symptom of a roof near the end of its life, we tell you that plainly and point you to our Roof Replacement page. If it is one failed part, we repair the part.

What a leak repair covers
- 01
Attic and decking check
We look for water trails, stained sheathing, rusted nail tips and wet insulation to narrow the path before anyone walks the roof. Soft or delaminated plywood gets noted so the repair includes it.
- 02
Flashing reseated or replaced
Step flashing at sidewalls, counterflashing at chimneys and valley metal are common entry points. We reset or replace the metal instead of relying on caulk alone, because sealant dries out and cracks after a few seasons of sun.
- 03
Pipe boots and penetrations
Rubber collars around plumbing vents split from UV exposure. We replace the boot and check the roofing around it, along with exhaust vents, skylight curbs and old satellite mount holes.
- 04
Shingle and tile repairs
Missing shingles, lifted tabs and cracked or slipped tile are replaced with matching material where it can be found. On tile roofs we lift the tile to inspect the underlayment, since that layer, not the tile, is what actually keeps water out.
- 05
Low-slope seams and transitions
Patio covers and additions often leak at seams, drains and where a flat section meets a sloped one. We repair the membrane and the transition flashing; larger areas are covered on our Flat Roofing page.
Questions about Roof Leak Repair?
Call(562) 568-5069Clues that water is reaching the inside
A ceiling ring that spreads with each storm
If a stain gets darker or wider after rain, water is still coming in. A stain that has dried deserves a look as well, since the wood above it may have stayed wet for weeks.
A damp, musty odor in closets or the attic
Soaked insulation holds water and begins to smell well before anything drips below. Flattened or matted insulation shows where the water is landing.
Blistered paint along the top of a wall
Paint that peels or drywall that turns soft high on an outside wall often means step flashing has failed or a gutter is spilling behind the fascia.
Water at a light or bath fan
Water tends to travel along wires and ducts, so it often shows up at a can light or exhaust fan. Shut off that circuit and have us trace the source before it reaches the fixture again.
Light showing through the roof boards
Any gap that lets daylight into the attic will let water in too, including tiny pinholes around nails.
How a leak repair runs, start to finish
- 1
The call and your arrival window
We ask where you see water, when it appears and what kind of roof you have. Your free inspection gets an arrival window, and if an earlier job runs long, we call you before that window starts, not after it passes.
- 2
Tracing the water
We follow the trail in the attic, then inspect the roof above it. When the source is unclear, we run a controlled hose test, starting low and working upward one section at a time so we know exactly which spot lets water in.
- 3
A written estimate with a realistic date
You get the findings, photos and a line-item price for the repair. If matching tile or a specific flashing has to be ordered, we tell you how long that takes and set the repair date around it.
- 4
Repair day
We cover plants and walkways, remove roofing back to dry material, replace any rotted decking, then install new underlayment and flashing before resetting the roofing. The work area gets swept with a magnet for nails before we leave.
What sets the cost of fixing a leak
We can only price most leak repairs once the water path is opened up, so the free inspection always comes first. The written estimate shows parts and labor on separate lines, so every charge is easy to follow. Financing is available through Service Finance Company, subject to credit approval.
- How far the water spread
- A leak caught early may only need a new boot or one piece of flashing reset. When water has been soaking the sheathing for months, the wet plywood must be cut out and replaced, which adds material and labor time.
- What your roof is covered with
- Tile is lifted, stacked and set back by hand, with any broken pieces swapped out. A shingle color that is no longer made can take extra time to match.
- The part that gave out
- A new pipe boot is quick work. Rebuilding a valley or the counterflashing on a chimney calls for more metal and more hours.
- Slope and how we get up there
- Second-story roofs, steep pitches and narrow side yards need more safety rigging and a slower pace.
Questions homeowners ask about leaks
Can the leak be repaired while it's raining?
We won't open a roof during rain, since new underlayment and flashing only bond and seal on a dry surface. We book the inspection for the first dry stretch and explain how to protect ceilings and belongings in the meantime. If the forecast moves the date, we call with the new one.
Someone patched my leak. Why is it back?
Most often the patch went over the stain rather than the spot where water got in, or sealant was used where the metal flashing should have been replaced. Roof cement shrinks and splits in sun and heat. We trace the path first, so the fix goes on the part that actually failed.
How much time does a leak repair need?
One pipe boot or a flashing fix is usually finished in a single visit. Tile, decking replacement or materials that have to be ordered can push it to a second day. The estimate tells you how long to expect, so you can plan your week.
Does insurance cover a leaking roof?
Most policies handle sudden damage differently from age and wear, and that decision belongs to the adjuster. We work directly with your insurance claim, supplying photos and a written account of what failed and why, so you have a clear record whichever way it goes.
